July Update
While July was still a slow market, three home sales in town improved the picture just a bit. We are continuing to see a few more price reductions, but the overall sales price per square foot remains strong.
July New Listings
Vacant Lots: Eight lots in Mountain Village and one lot in town were put on the market in July. In Mountain Village, two ski-in/ski-out lots in Trail's Edge were offered for sale this month, and two lots in Stonegate. Additionally, a beautiful lot on Highlands Way, at the top of Touchdown Dr. came on the market for $1.2 million. In town, a double lot across from Town Park came back on the market for $1.89 million.

Condominiums: Thirty condos were newly offered for sale in July, twenty-two of which are in Mountain Village and eight are in Town. In Town, the best deal offered on a per square foot basis is a large three-bedroom Tomboy penthouse overlooking the high school soccer fields. This condo is back on the market for $899,000.
In Mountain Village, six new Lorian units came on the market range in offered price from $4 to $6 million. This new building is ski-in/ski-out to Double Cabins and boasts every amenity including a pool, spa and gym.

Homes: Seven homes were added to the market in July, five in Town and two in Mountain Village. One particularly attractive home in a quiet setting on Arizona, just to the right after you enter Mountain Village came on the market for $3,450,000. This home has four bedrooms, gorgeous views and an outstanding open kitchen/living area.
In Town, a three-bedroom house on the quiet East side of town was offered for sale for $3,300,000. This post & beam home features European flair and sophisticated design, with beautiful cherry floors and cabinetry throughout. The decks have the best views in Telluride- Bear Creek and the Box Canyon. 
Sales in July
Condominiums: Two condos were sold in Mountain Village in July, one from each extreme on the price spectrum. A new three-bedroom See Forever condo sold for $5 million and an older deed-restricted Fairway Four condo sold for $330,000.
Homes: A four-bedroom house in Mountain Village on Stevens Dr. (just off Benchmark Dr.) sold for $2,875,000 in July. In town, three houses sold for an average of $1,066 per square foot, or an average price of $2,330,000.
